Selling your home

The best advice when selling is to ensure that the house is shown off to its best. This does not necessarily mean that you have to spend money, merely to consider what a buyer is going to think.

Appearance

A simple checklist would be:

  • Remove unwashed clothing from rooms and remove clothing from radiators and racks
  • If you have animals remove litter trays or ensure they are clean
  • Flash over walls with emulsion paint to give a clean and uniform appearance
  • Remove papers and clutter from floors, table tops etc
  • Put belongings into storage to ensure that the house appears as big as possible, without making the house look cold or bleak
  • If carpets are stained hire a carpet cleaner
  • Illuminate dark rooms even during daytime viewings

“Selling” your house to viewers

Too often when you are viewing a house the vendor will say something like, “We will repair the windows and the kitchen doors are loose and need re-hanging.” You have to be honest when you are selling your home, but direct the viewer to positive selling features and do not provide them with a list of jobs or repairs.

Try to attract the buyer into the centre of the room by walking into the room and walking over to the furthest corner to get the buyer physically into the room.

Use side lighting to give a cosy appearance or to illuminate a dark room.

Attempt to get as much feedback as possible from the viewer (this can be done through your estate agent). If a number of viewers say that the house appears too small, then even more boxes need to go into the roof or into storage.

If the viewers consistently say the price is too high then you will need to make a decision on whether it is worth reducing the price.

All information is useful but beware that some feedback could be blunt.

The presentation of your home should not be underestimated. A cluttered appearance would give a buyer the impression that your home is small or that it has not been well looked after. These simple rules could save you thousands of pounds.
